Privacy Policy

Marvelous Homes Inc, operating as Marvelous Acquisitions ("we," "us," "our"), provides funding referral introductions. We are not a lender, a bank, or a credit reporting agency. This policy explains what we collect, why, who we share it with, how it is secured, and the choices you have.
Information we collect
Information you give us. Through the pre-qualification form and the contact form: what you need funding for, an amount range, a self-reported personal credit score range, time in business, a monthly revenue range, property details where relevant, your name, business name, email address, and phone number.
Information we do not collect. We do not ask for and do not want your Social Security number, date of birth, bank account or routing numbers, card numbers, bank login credentials, or copies of government identification. Never enter those on this site. If you are asked for them, it is not us.
Information collected automatically. Standard web and marketing attribution data: pages visited, the referring URL, and campaign parameters (for example utm_source, gclid, fbclid) so we understand where enquiries come from.
Credit information and the FCRA
We do not pull your credit. The credit question on our form is a self-reported range. We do not obtain a consumer report, we are not a consumer reporting agency, and using this site places no inquiry on your credit file and has no effect on your score.
Inquiries happen at the partner, with your authorization. If you continue to a funding partner and proceed with an application, that partner may obtain a consumer report. The partner is responsible for making the disclosures the Fair Credit Reporting Act requires and for obtaining your permissible-purpose authorization before doing so. Read what they present to you before you authorize anything.
If you are declined. Where a decision is based in whole or in part on information in a consumer report, the FCRA entitles you to an adverse action notice from the party that made the decision, and to a free copy of the report from the reporting agency named in that notice. Because we make no credit decisions, that notice comes from the partner, not from us.
Your report and your rights. You are entitled to dispute inaccurate information with the consumer reporting agencies directly, and to obtain your reports at annualcreditreport.com, the federally authorized source.
How we use your information
- To determine which funding products your self-reported profile appears to match against published partner minimums.
- To introduce you to the funding or credit partner you choose.
- To contact you about your request by phone, text, and email, where you have consented.
- To operate, secure, and improve the site, and to understand which marketing channels produce genuine enquiries.
- To meet legal, tax, and recordkeeping obligations.
We do not use your information to make automated credit decisions, because we do not make credit decisions.
How we share your information
Funding and credit partners. When you select a partner and continue to their application, your request is attributed to us as the referring partner and your details are handled under that partner's own privacy policy from that point forward. We do not broadcast your information to every partner in the network by default.
Service providers. The vendors that host our site, store our database, deliver email, and provide analytics, each acting on our instructions.
Legal and corporate. Where required by law, subpoena, or regulator, or in connection with a merger, acquisition, or sale of assets.
We do not sell your personal information, and we do not share it with third parties for their own independent marketing.
How your information is secured
- Submissions are transmitted over an encrypted connection (TLS) and stored in an access-controlled, encrypted database.
- Access is restricted to authorized staff, protected by authentication and role-based permissions, and reviewed on a recurring basis.
- Administrative access is granted individually and can be revoked at any time.
No method of transmission or storage is perfectly secure. We work to protect your information but cannot guarantee absolute security.
Communications and your consent
By submitting a request and checking the consent box, you agree to be contacted by phone, text, and email about that request. Message and data rates may apply. Consent is not a condition of any purchase. You can opt out of marketing texts at any time by replying STOP, and out of marketing email using the unsubscribe link. We may still send transactional messages about a request you made.
Retention
We keep pre-qualification submissions and contact messages for as long as needed to service the enquiry and to meet legal, accounting, and referral-attribution obligations, then delete or anonymize them. Consent records are retained for as long as the law requires them to be evidenced.
Your choices and rights
You can ask us what personal information we hold about you, ask us to correct it, ask us to delete it, or withdraw your consent to future marketing contact. Write to marveloushomesinc@gmail.com and we will act on your request. Residents of some states, including California, have additional statutory rights covering access, deletion, correction, and opting out of sale or sharing. We do not sell or share personal information as those terms are defined, and we honour these requests regardless of where you live.
Cookies and analytics
We use cookies and similar technologies to keep the site working, remember where an enquiry came from, and measure aggregate usage. You can block cookies in your browser settings, though parts of the site may not function as intended.
Third-party sites
This site links out to partner applications and partner marketing material. Once you leave, you are on their site under their terms and their privacy policy. We do not control those sites and are not responsible for their practices. Review them before you submit anything.
Children
The services are intended for users 18 and over in the United States. We do not knowingly collect information from children.
Changes to this policy
We may update this policy. The effective date at the top reflects the latest version, and continued use after an update constitutes acceptance of it.
