Marvelous Homes Inc operates as an independent referral partner and introducer. We do not fund loans, we do not make credit decisions, and we do not act as a broker of record. Every rate, term, amount, fee, and approval is determined solely by the third-party funding partner you choose.

The amounts, terms, rates, leverage figures, credit minimums, and timelines shown on this site are lender guidelines published by our partners. They are provided for general educational purposes, they change without notice, and they are not a commitment to lend or an offer of credit. A product appearing in your matches means your self-reported answers appear to clear a partner's published minimums, nothing more.

Our pre-qualification form compares the ranges you report against the minimums our partners publish. It does not verify anything, it does not underwrite, and it cannot approve you. Partners underwrite the full file, verify documents, and reach their own decision, which may differ from what the form suggested. Results vary and depend on credit, income, and lender approval. Not typical results.

Submitting your funding request will not impact your personal credit score. If you choose to proceed with an offer, certain funding options may require a hard credit inquiry, which the partner discloses and you authorize before it happens.

We are not a consumer reporting agency and we do not obtain consumer reports. Where a partner makes a decision based on a consumer report, that partner is responsible for the disclosures and adverse action notices the Fair Credit Reporting Act requires. See our Privacy Policy for the detail.

Nothing. We do not charge applicants a setup fee, a consulting fee, a subscription, or a success fee. When a partner funds a referral, that partner compensates us. You will never be asked for payment on this site, and any partner fees are disclosed by that partner in writing before you sign anything.

Partners may charge their own fees, including origination points on real estate products. Those fees belong to the partner, are set by the partner, and must be disclosed to you by the partner in writing before you sign. Ask for them in writing, and do not accept a fee you first learn about at closing.

When a partner funds an applicant we referred, that partner compensates us. This is disclosed here so you understand the arrangement. It does not change your pricing, and it is why we can charge you nothing. Where several partners offer the same product we show you all of them, along with how they differ, and you choose.

Loan products may not be available in all states. Some partners exclude specific states entirely and others adjust leverage or pricing by state. Availability, eligibility, and terms are confirmed by the partner, not by this site.
